Balcurris 7A is one of the first schemes of Phase 4 of the regeneration programme, running in parallel with the 7B scheme by Grafton Architects. The design layouts were prepared to meet BRL’s very detailed briefing docu ments and over the course of development of the design, BRL directed design teams to further investigate, adding a significant sustainability element to the unit designs. This has now been formalised and the results are now being incorporated into the brief for all future schemes. The units are proposed for the residents of the adjacent 60’s apartment block to the north of the site and consultation was undertaken with the residents at a number of stages in the design's development.

As a social housing scheme that would remain in the local authority’s owner ship and control, the emphasis was on the incorporation of simple, passive, cost-effective and robust sustainable elements with as little emphasis as possible on maintenance or high-technology to achieve its effectiveness. A number of obvious technologies were reviewed and deemed unsuitable in this regard, as were centralised solutions due to residents' historic problems with earlier versions of such solutions.
